The numbers are in for the Bolingbrook IL 1st quarter single family market.
There were 87 single family Bolingbrook IL homes that sold during the first quarter of 2009 from January 1st through March 31st. 42% of the homes sold were 3 bedroom homes and the 4 bedroom home market accounted for 47% of the market share. The average sale price of a 3 bedroom home in Bolingbrook is $166,419 which is 93% of the average asking price. 93% is lower than the average list to sale price ratio of some neighboring communities like Plainfield IL where sellers of 3 bedroom family homes are getting about 95% of their asking price. In contrast, sellers in the 4 bedroom market in Bolingbrook IL are getting about 96% of their list price which is $248,651 on average. Even more surprising is that the 5 bedroom market is getting 98% of their average list price. The average list time on a 5 bedroom home in Bolingbrook is only 40 days. This tells me that 5 bedroom Bolingbrook IL homes are in fairly high demand. One interesting thing about the Bolingbrook market is the difference the average price between 4 to 5 bedroom homes which is only 7.2%, while the difference in the average price between a 3 and 4 bedroom home is about 30%. Many Naperville homeowners are curious about the value of their single family Naperville IL homes. This report compares the value and volume of sales of Naperville IL homes in March of 2008 against the volume of sales and home prices of March 2009.The volume of home sales in Naperville IL is up approximately 1.6% in the month of March 2009 as compared to the same month last year, but there has been an average decrease in the values of Naperville IL homes of about 17%. There has been an average decrease of about 6% in value of the home sales of single family 3 bedroom homes, while 4 bedroom home values decreased by a margin of 21%. The surprising scenario in this report is that the value of a home in Naperville with 5 or more bedrooms actually increased by about 12% on average! Naperville IL homes in March of 2009 sold for 92% of their asking price, down 2% from March of 2008. Naperville homeowners who price their homes right can expect to get about 92% of their asking price and expect to give up about 8% in seller concessions during the negotiation of the sales contract. The Lakewood on Caton subdivision is located just west of Rt. 59 on Caton Farm Rd. and was built by Lakewood Homes starting in 1998. The neighborhood features single family, town home, and duplex homes. The neighborhood does have a $14 monthly homeowners association fee per home. The interesting thing about the homes built by Lakewood Homes is that basements were an upgraded feature, and there are many homes in the neighborhood that do not have basements.
