I’ve been driving past the Ashford Place models that popped up on Caton Farm Rd. in Plainfield last year for a while now.  I’ve been meaning to stop in something always seemed to keep me getting in there.

A few weeks ago, my oldest son and I stopped in at the Ashford Place sales center and took a look around their two beautifully decorated models; the Halden and the Stanhope. 

ashford-place-logo.jpgI immediately fell in love with Ashford Place’s,  Stanhope model.  It was beautifully decorated in a pale aqua and cream color pallet.  We have big family so its only natural for me to gravitate toward the biggest home they had to offer, but it was a beautiful and highly functional layout.  I especially loved the extra large laundry room that was located right off the garage. 

The front closet was big enough to store even the largest families collection of outerwear!  Mittens, hats, scarves, and gloves… Oh, the possibilities!  I seriously have never seen a “walk-in” front closet before.  Yes, it was a walk-in closet big enough to make even the most well equipped master bedroom jealous!!!

the-stanhope.jpgThere are 7 floor plans to choose from, and 2 models available to view.  Base prices range from $262,600 to $321,100 and optional features and upgrades will add to the actual cost.

Ashford Place is also part of the Plainfield Consolidated 202 School District .

I stopped back at the sales office for a while and talked to Susan Lanucha who is the general sales manager at the office.  We discussed the fact that, at the moment, there really arent very many new home builders still left in Plainfield.  A lot of the land has already been built on and there isn’t much open land left for development the way it was in the late 90’s.  She said that Smykal Associates have been building homes in Chicago and the suburbs for the past 136 years. 

Thats a long time!

Now in its 5th generation, the Smykal family business has built over 17,000 homes in the Chicago land area.  So many builders and developers are facing hard times right now along with the rest of the country.  On the heels of the sub-prime lending fall-out, its nice to see a family owned business with such longevity.

Mayfair subdivision Plainfield ILMayfair by Leach Homes in Plainfield, IL began construction in 1993 and was completed in 1999. The neighborhood consists of a almost 1,000 homes located near Caton Farm Rd. between River Rd and County Line Rd. across from the Ashford Place subdivision and bordering the Clearwater Springs/Aspen Falls neighborhood.

Mayfair includes about 10 different floor plans ranging between 3 and 4 bedrooms, all of which include basements. There are several ranch style homes available in the neighborhood as well as bi-level, tri-level and quad-level homes.

The closed comps from the last 6 months are about what you can expect to pay for Plainfield homes in the Mayfair subdivision. Prices will vary on the condition and amenities of each individual property.

Mayfair does have a neighborhood park and is within walking distance to the elementary school in many areas of the neighborhood.

The schools that are part of the Mayfair neighborhood are Meadow View Elementary, Aux Sable Middle School and Plainfield South High School which are part of the Plainfield Consolidated School #204 District.

The Plainfield Chamber of Commerce has information on many of the local area businesses, as well as Plainfield community information available on their website.

Clearwater Springs and Aspen Falls are combined subdivisions located near the intersection of County Line and Caton Farm roads.  Several local area builders have contributed to the architecture of the neighborhood as the land was bought and sold twice by different developers in the late 90’s.

Two of the most prominent builders were Phoenix (Aspen Falls) and Montalbano Builders (Clearwater Springs) which completed the Plainfield subdivision in late 2005.  With one of the most striking subdivision entrances in Plainfield, the two tiered stone waterfall at the Caton Farm entrance is a focal point of the neighborhood. 

Meadow View Elementary is within walking distance to most homes in the neighborhood, and bus service picks up the students that attend Aux Sable Jr. High and Plainfield South Highschool. Joliet Junior College is about 10 miles east and south in neighboring Joliet.

Clearwater Springs WaterfallThe yearly association of $250 payable by January 30th to the Mirage Homeowners Association, covers the expense of the landscape of the common areas; as well as the operation of the waterfall, fountains and aerators for the 3 ponds within the neighborhood. The park and gazebo are located off of the bike trail and are not accessible by car, which is a safety feature designed with children in mind.

The single family homes in Clearwater Springs and Aspen Falls are currently listed between $227,000 and $329,000 and the town homes range in price from $159,000 to $225,000.

The Clearwater Springs and Aspen Falls subdivision is conveniently located near interstate I-55, shopping and dining.

Plainfield, IL is located approximately 45 minutes southwest of downtown Chicago, on the border of the neighboring communities of Naperville, Romeoville, Joliet, Shorewood, Bolingbrook and Aurora.

Real estate in Plainfield exploded in the mid to early 90’s as a new generation of home buyers sought affordable housing in the suburbs of the Chicago. Easy access to interstate I-55, the highly publicized Plainfield school district, and low county real estate taxes made Plainfield a top choice for buyers looking for affordable new construction. Plainfield became an alternative to the older communities in the northwest suburbs.

Approximately 18 years after the buzz that made Plainfield one of the top 5 fastest growing cities in the nation, it is still going strong. As a 9 year resident of the community, I have personally seen the landscape changes that appeared to occur on a weekly basis.

A number of builders have moved in and out of Plainfield over the years like, Pulte, Neuman Homes, Lennar, Leach Homes, Phoenix Builders, Cambridge Homes, Lakewood Homes, Montalbano; not to mention the countless individual Plainfield custom home builders.

White Eagle | Naperville Neighborhood Profile

White Eagle EntranceWhite Eagle of Naperville was established in 1989 and built around the 27 hole Arnold Palmer Signature Golf Course as a country club community.  White Eagle is located just off of Rt. 59 and 87th Street across from the Stillwater Shopping Plaza, and spans 754 acres.
